W427 First & Second floor refurbishment

The works involved the replacement of all major plant & equipment and the light building refurbishment of the first & second floor areas

The works involved the replacement of all major plant & equipment (heating boiler plant, chillers, upgrade of air handling units etc.) and the light building refurbishment of the first & second floor areas. In order to complete the building refurbishment, it was prudent to consider the condition of the mechanical & electrical services installations through these floors as it made sense to complete any remedial / replacement works during the construction programme.Following completion of our condition survey & feasibility study, it was noted that a number of the mechanical & electrical services within the office floor spaces were a maintenance burden and obtaining spare parts was proving difficult, therefore, providing a less than satisfactory environment for the occupants. It was agreed that during the construction works, the mechanical & electrical services would be brought up to standard by either replacement or remedial works being completed.

In order to complete the mechanical & electrical services replacement / repairs it would have been a preferred solution to complete this with an un-occupied building, however, due to the business needs, the building could not be vacated and the Client imposed a requirement that only one floor at a time could be taken out of action. This resulted in the Design Team considering all options to facilitate the light building refurbishment and mechanical & electrical services replacement in an occupied building, whilst ensuring that the remaining occupants did not suffer. As a result and following detailed site surveys, a structured plan was proposed which isolated floor by floor, thus allowing the services to be upgraded. The works also comprised of some internal remodelling which resulted in additional mechanical ventilation services being installed.
